PLANNING & ZONING INFORMATION


Planning and Zoning promotes and enhances the well-being of residents, visitors, property owners, and businesses of the City of Williamstown by encouraging high quality development, responsible business practices, protecting natural resources, and implementation of the city’s General Plan and Zoning Ordinance.

Prior to establishing a business, signing a lease to start a new business, constructing an addition to your home, building a new home, or developing a property, we encourage you to reach out to us in the City Municipal Building to obtain the necessary information that you will need to begin your project.


The City of Williamstown has a Zoning Map that divides all the land within the City into 16 different zone classifications.

Zoning regulates what uses can go where, and development standards determine how new development must be built. These standards refer to the height, lot coverage, parking standards, wall, tree shading or landscaping requirements, or setback requirements that apply within a particular zone. The purpose of establishing zoning designations within a community is to ensure neighboring land uses are compatible.


The Zone Classification where your property is located can determine where and what you can build.

Make sure you know your zoning prior to any and all construction.  Our goal is to assist you in making the process as easy as possible.

HOMEOWNERS: 
 If you are a homeowner, intend on adding a room, constructing a patio cover, building a wall, installing a shed or pool, or similar improvement, contact us to determine what is permitted and required.  Because there is setback, height, lot coverage, opens space, and construction requirements that will affect your proposed project design, it is helpful to contact us before finalizing any improvement plans to identify specific requirements and fees.

BUSINESSES:
If you are a business owner, prior to expanding an existing business, or establishing a new business, contact us to determine if your use is permitted and to determine if the site where you want to locate is adequate in size and has ample parking to support your use. It is important for you to contact the City prior to purchasing or leasing a property/building to identify any specific requirements and fees. Depending on your use and the type of improvements you are proposing, your project may require a discretionary review.

DEVELOPER:
If you are developer and you are looking to build a new structure, add on to an existing structure, or perform a building renovation, contact us prior to designing the project to ensure that the site is appropriate for the proposed use, and we can help you identify any development standards.

ZONING ORDINACE:


City Council, by the Authority of Kentucky Revised Statutes, KRS Chapter 100 has enacted the City’s Zoning Ordinance.

The Zoning Ordinance is the local law that spells out the immediate, allowable uses for each piece of property within the City.

The Williamstown Zoning Ordinance has been prepared in accordance with the Grant County Comprehensive Plan.

The adopted Comprehensive Plan is a long-range policy document that looks at the future of the County.


The City and Grant County Planning and Zoning have an inter-local agreement to administer the City of Williamstown’s Zoning Ordinance.
